CARPORTS/LOT COVERS
No carport or lot cover may be erected without written approval from A.C.C.

  1. The following must meet the standards set by the A.C.C.
    a. Type
    b. Size
    c. Material
    d. Color
  2. Definition: Rigid self-supported metal structure, over a portion of the driveway.
  3. Carports and Lot Covers will be permitted, provided that a permit from the City of Hemet is obtained prior to construction.
  4. Vertical posts and foundations shall be designed to accept the weight load and stress of a carport.
  5. Rainwater runoff shall be conveyed into the street and shall not drain onto adjacent property.
  6. City of Hemet permit and final inspection is required.

PATIO COVER

The following must meet the standards set by the A.C.C.
a. Type
b. Size
c. Material
d. Color

LOT OWNER RESPONSIBILITIES:

A. Activities of his contractor.
B. Location of his property lines. A.C.C. will assist with this if requested.
C. Security of propane bottle; secure over the top half of the bottle. No bungee cords

Architectural Approval Requirements

  1. A.C.C. approval is required for all modifications on any lot.
  2. If a permit is required, it is the responsibility of the owner/contractor to obtain any required permits from the City of Hemet. The City of Hemet may require a conditional approval from the A.C.C. to issue a permit.
  3. After the City Permit is obtained a Work Start Approval Permit will be issued by the A.C.C., which must be displayed on the lot and visible from the street. When any/all Modifications are completed, return the Work Start Approval to the A.C.C. for final inspection. All work must be completed within 90 (ninety) days of issuance of Work Start Approval. New Work Start Approval required after 90 days.
  4. Maximum height of any construction or RV is 15 (fifteen) feet.
  5. No construction is allowed in the three (3) foot side easement or the five (5) foot easements at the front and back of the lot.
  6. All Drain water must flow to the street, (this includes gutter downspouts) and not allowed to drain onto a neighbor’s lot or to common ground. CC&R’S 5.20
  7. No combustibles, such as paints or solvents, thinners etc. shall be stored under the Park Model, RVs or decks.
  8. Upon signing of a conditional use agreement, the lot owner assumes all responsibility, and agrees to pay for any damages that occur due to the planting or placing of any items in the setback areas.
  9. No private spas or pools allowed.
  10. Owners are required to complete and submit a pre-sale inspection form prior to the sale of lots or RV’s. If the pre-sale inspection form is not submitted at least 30 days prior to the transfer of roperty, the owner is subject to violation enforcement. If a property is sold without a pre-sale inspection being completed, the new owner is required to have a pre-sale inspection performed after the fact.
    The new owner must promptly make corrections if any are required by the A.C.C.
  11. RV Check in and inspection are restricted to Monday through Friday. Owners must arrange a time through the office. No weekend or after hours check in without prior arrangements with the office.
    a. Upon first arrival ALL RV’s, trailers, etc. must be inspected and parked by the A.C.C,
    b. If removed from the park for more than six (6) months, or moving from one lot to another, ALL RV’s, trailers, etc. must be inspected and parked again by the ACC.
    c. Any permission/delegation of use given to another (member/resident/friend etc.) by an owner to use said owner’s lot in their absence must be in writing, with a copy provided to the Association.
    d. Anyone (member/resident/friend etc.) with permission or who has had use of a lot delegated to them by an owner must register with the Association as a tenant of that lot.
    e. ALL RV’s, trailers etc. parked here at Mountain Shadows must use the utilities (electrical /water/sewer) located on the lot they are parked on. They cannot hook up to a neighboring lot’s or common area utilities.
    f. All RV’s, trailer’s, etc. parked here at Mountain Shadows must be a minimum of eighteen (18) feet in length.
  12. If the A.C.C. determines work is being done in a manner other than approved, the lot owner will be notified to correct the problem, or the Work Start Permit may be revoked.
  13. Lot owner modifications without prior A.C.C. approval shall be deemed as illegally performed without work start permit. A Violation Notice will be issued, and the Lot Owner will be required to make the proper corrections. The owner may also be subject to fines in accordance with the Association established violation enforcement procedures.

Everyone please set a resolution to act politely to our Staff and Fellow Residents. Although some situations can be upsetting, difficult or personally hurtful, we have a personal choice in our response.

PET DONATIONS
The box for pet donations to the local no-kill shelters is in the activities room next to the food bank boxes. Please make certain to place your donations in the proper box.

Recycling
As a reminder we are accepting cans and bottle recyclables. The money received from recycling goes to fund the Activities Committee. Recyclables can be placed in the bin located in the Hall of CH1. We have been averaging $80 each month. Let’s keep this going and Thank You Very Much Mary!
